Getting your House Ready to Sell

Tips for getting Inside Ready!

CLEAN! Have the carpeting cleaned professional or replaced if necessary; wax all floors, vacuum vents, wash walls, windows, blinds, drapes, woodwork and lighting fixtures. Clean all woodwork with Murphy's oil soap, it gives the house a real clean smell. Hiring a carpet cleaning service is worthwhile when it comes to having stains removed.

KITCHEN & BATHROOMS -Wash all cabinets inside and out. Fix any leaks in sinks or bathtubs. Replace worn-out faucets, this will give a new look to the room. Counter space is very important. Clear off counter tops. Leave only a few necessary items out. Less items gives the impression of more counter space! Clean the stove, microwave, refrigerator and all other appliances.

THE GARAGE - Get rid of all clutter and organize everything else. Wash down garage floor and remove oil stains. Wash inside of garage door if dirty.

4. PRIMARY STORAGE AREA - Like the garage, less means more space. Pack all the clutter away in boxes and put in storage or have a garage sale and get rid of everything you don't need any more. Remember, everything you do before the "For Sale by Owner" Sign goes up will benefit you with a more attractive house on the market, and possibly a higher selling price.

REPAIRS - Fix anything that might turn off a prospective buyer. When people see areas of disrepair they begin to wonder whether there may be other unseen problems.

CLOSETS -
Organize clothing and shoes. Pack away out-of-season clothing and shoes. Remove all clutter from cabinets and closets. Again, less stuff in closets means more space.

BAD SMELLS -
Get rid of any bad smells in your house. Pay attention to pet or cigarette odors. Place scented potpourri around the house. Light scented candles to absorb some of the bad smells. Open all windows to air out house.
8. FURNITURE - The less furniture, the larger a room appears.

A LIGHT APPEARANCE -
As a rule, do everything to lighten the appearance of the home. Open blinds, drapes, and if painting use light colors - (off-white or soft ivory colors) are recommended. Repaint any room that looks shabby. Painting is an inexpensive way to clean as well as brighten up rooms.
